Protecting Owners & Tenants during the Screening Process

Our marketing plans generate a lot of interest in the homes we rent out. It won’t take long for people to show an interest and ask for applications. All adults 18 years of age and older are required to complete an application and submit supporting documentation. 

We start with a thorough national criminal background check. We check for evictions as well. 

Next, we’ll verify employment and make sure the income standards are met. A review of the applicant’s credit report will tell us if bills are paid on time and financial obligations are taken seriously. We know perfect credit is hard to find – but we don’t like large amounts of debt or housing-related bills that are intentionally ignored. 

Finally, we review rental histories. We talk to landlords and ask for references. We want to know if rent was paid on time and if enough notice was given before the tenant moved out. We ask if pets left any damage behind, and if that landlord would rent to our potential tenant again.

Leasing and Learning with Communication & Education

Once we’ve identified a tenant who meets our criteria, we begin making plans for the move-in process. This includes signing the lease, collecting the security deposit and other move-in funds, and asking and answering questions about the property.

We educate the tenant on two things: our expectations and their requirements. We want them to have a successful and comfortable rental experience, and to do that, we need to reinforce a lot of what’s in the lease. We’ll have in-person discussions about rent collection, the process for requesting maintenance, and how to get in touch with someone if there’s an emergency. 

Our team will make sure your tenants understand how to turn on utilities, how to turn off the water if there’s a flood or a problem, and what’s expected in terms of keeping the home in great condition. 

Communication is incredibly important to our relationship with you and our relationship with your tenants. We are responsive and available, and your residents will always be able to reach us. We answer our phones, we return messages, and we keep everyone on the same page when it comes to what’s needed at your investment property.

We like long-term tenants who renew their lease agreements year after year.
