Long Term Contracts

Something that clearly sets us apart from our competition is our strong stance against any long-term contracts for our clients. We frequently get calls from property owners who are desperate to escape their current management company for a variety of reasons, but there's nothing we can do to help them because they're locked into a long-term contract with their existing property manager.

Sadly, many property management companies know that their service isn't up to par, so they keep clients from fleeing by prohibiting it in their contract. A typical management agreement from our competition would have a 1-year term, with some fine print that says it extends automatically to cover any period of time covered by a lease agreement with a tenant that they procured.

So if they find you a new tenant and sign a 2-year lease, you're stuck with that management company for 2 years. Even if it's just a 1-year lease, that's a long period of time to be stuck with a bad management company if you realize you've picked the wrong company just a couple of months into your business relationship. Sadly, that happens more often than you'd expect.

We have no reason to lock you into a long-term agreement. Why? Because owners don't want to leave. We run an honest and ethical business, and we represent the owner's best interests at all times. We charge reasonable fees, we have no hidden costs, we don't jack up maintenance costs, we don't let tenants get away with not paying rent, etc. Our philosophy is quite simple: take care of the owner, and the owner won't go anywhere. Long-term contracts are completely unnecessary. And our almost non-existent owner turnover rate is the proof that our philosophy works.

When you sign a management agreement with us, you are able to leave at any time with just 60 days' written notice. No penalty, no extra fee, nothing. You can simply walk away.
