The quality and success of your investment experience depends on the tenants you place in your Atlanta rental home.
Ask any landlord who has had to evict a resident or chase down late rent or clean up thousands of dollars in property damage – tenants matter. You want highly qualified, responsible residents who can be counted on to pay rent on time, help you maintain your property, and respect the terms of your lease agreement. You want a long-term tenant who believes in open and honest communication and respects your relationship.
You also want a guarantee that you’ll earn the rent you need. Our owners get that with GTL Real Estate’s Rental Collection Guarantee Program.
Protecting Owners and Tenants during the Screening Process
We’re strategic when it comes to marketing, and that aggressive advertising means that your vacancy rates are lower. It also means there’s great interest in the homes we rent out. It won’t take long for people to show an interest and ask for applications. All adults 18 years of age and older are required to complete an application and submit supporting documentation.
We start with a thorough national criminal background check as well as a national eviction search.
Next, we’ll verify employment and make sure the income standards are met. A review of the applicant’s credit report will tell us if bills are paid on time and financial obligations are taken seriously. We know perfect credit is hard to find – but we don’t like a lot of debt or housing-related bills that are intentionally ignored.
Finally, we review rental histories. We talk to landlords and ask for references. We want to know if rent was paid on time and if enough notice was given before the tenant moved out. We ask if pets left any damage behind and if that landlord would rent to our potential tenant again.
To be approved for your property, we qualify the tenants we are comfortable guaranteeing.

Leasing and Learning with Communication and Education
Once we’ve approved a tenant who meets our criteria, we make plans for the move-in process. This includes lease signing, collecting the security deposit and other move-in funds, and asking and answering questions about the property.
We educate the tenant on two things: our expectations and their requirements. We want them to have a successful and comfortable rental experience, and to do that, we need to reinforce much of what’s in the lease. We’ll have in-person discussions about rent collection, the process for requesting maintenance, and how to get in touch with someone if there’s an emergency.
Our team will make sure your tenants understand how to turn on utilities, how to turn off the water if there’s a flood or a problem, and what’s expected in terms of keeping the home in great condition.
Communication is incredibly important to our relationship with you and our relationship with your tenants. We are responsive and available, and your residents will always be able to reach us. We answer our phones, we return messages, and we keep everyone on the same page when it comes to what’s needed at your investment property.
Saving Money on Vacancy and Turnover with Tenant Retention
We like long-term tenants who renew their lease agreements year after year. It provides extra stability for your rental property and it also keeps you from spending money on maintenance and utility costs during tenant turnovers. The risk of vacancy is always looming, and we never want to leave your property unoccupied and not collecting rent.
So, tenant retention is an important part of our Atlanta property management strategy. It starts before the tenants are even in place. We’re responsive and open. We communicate well on all platforms and in person. We help tenants feel like they are moving into a home, not just a house or an apartment.
Throughout the tenancy, we will respond immediately to maintenance requests and answer any questions your tenants have. We’ll provide resources and information, and we’ll make sure they’re completely comfortable with where they live and how the home works.
